Project Overview

Cergas Setia played a crucial role in the construction of Ikano MyTown Cheras, a major retail destination in Kuala Lumpur, strategically located next to IKEA Cheras. The MyTown Shopping Centre is a significant development featuring a gross leasable area of approximately 1.5 million square feet and hosting a variety of international brands. This project underscores Ikano Retail Asia's commitment to creating vibrant community spaces and enhancing urban infrastructure.

Scope of Work

1. Reinforced Concrete:

  • We were responsible for the construction of various reinforced concrete structures within the MyTown development. This included the structural framework that supports the building's significant weight and provides durability and stability to the entire complex.

2. Earth Work:

  • Cergas Setia handled the extensive earthworks necessary for preparing the site, including excavation, grading, and soil stabilization. These efforts ensured a solid foundation for the shopping centre and allowed for the smooth construction of both above and below-ground structures.

3. Basement Works:

  • Our team executed the construction of the basement levels, which involved complex shoring systems, waterproofing, and the installation of structural elements to support the mall’s infrastructure. This provided essential space for parking and mechanical systems, integral to the building's operations.

Theoretical Challenges and Solutions

Challenges:

  1. Site Constraints and Urban Density:
    • Working in a highly urbanized area like Cheras presented challenges related to space limitations and logistical coordination. Ensuring the smooth flow of materials and machinery in a congested environment required meticulous planning and phased execution.
  2. Waterproofing in High Water Table Areas:
    • The basement construction was complicated by the site's proximity to a high water table, necessitating advanced waterproofing techniques to prevent seepage and ensure the longevity of the structure.
  3. Integration with Existing Infrastructure:
    • The project needed to be seamlessly integrated with existing infrastructure, including nearby roads and public transit systems like the MRT. This required careful coordination to avoid disruptions and ensure that the new construction complemented existing networks.

Solutions:

  1. Phased Construction Approach:
    • We implemented a phased construction schedule that allowed for efficient use of space and minimized disruptions. This approach also facilitated better coordination with other contractors and stakeholders involved in the project.
